Portfolio Value Update - September 2026

Portfolio Value
In September, my portfolio decreased by $7,243, falling from $269,597 to $262,354. Despite the decline, I continued to add to my long-term positions during the month. I also contributed another $300 to my TFSA, leaving $900 in remaining contribution room.

The continued decline in portfolio value isn't ideal, but I'm trying to keep my focus on the long term. Market fluctuations are a normal part of investing, and my primary goal remains building a portfolio that can generate an increasing stream of dividend income over time.

Dividends
Dividends received in September 2026: $1,001.96
Dividends received in September 2025: $891.33
Year-Over-Year Dividend Growth: $110.63 or 12.41%
Year-To-Date Dividend Income: $8,813.53

September was another strong month for dividend income, with my monthly dividends once again exceeding $1,000. I received $1,001.96 in dividends during the month, compared with $891.33 in September 2025.

That's an increase of $110.63, representing year-over-year growth of 12.41%.

With nine months of the year now complete, I've received $8,813.53 in dividend income so far in 2026. I'm happy to see the income continuing to grow compared with last year, and I'm hoping to finish the year with another increase in total dividend income.

The goal remains the same: continue reinvesting dividends, making regular contributions, and adding to positions that I believe can contribute to my long-term income.

Transactions
In my TFSA account, I made two purchases during September.

TELUS Corporation (T.TO): 50 shares at $13.16 per share.

Canadian Apartment REIT (CAR.UN.TO): 10 shares at $31.44 per share.

I continued adding to my TELUS position in September, purchasing another 50 shares at $13.16 per share. After the significant dividend reduction earlier this year, TELUS is no longer the same high-income investment it once was. However, with the share price remaining under pressure, I continue to see an opportunity to build my position at what I believe is an attractive valuation.

This purchase adds another $658.00 to my TELUS position. I'm taking a long-term approach and will be watching how the company's efforts to strengthen its balance sheet and improve its financial position develop over time.

I also added to my position in Canadian Apartment REIT, purchasing 10 shares at $31.44 per share. The total cost of this purchase was $314.40.

Canadian Apartment REIT gives the portfolio additional exposure to the residential real estate sector and adds another source of dividend income. I like the idea of continuing to diversify my holdings across different sectors while building a portfolio designed to generate income over the long term.

In total, I invested $972.40 across these two purchases during September, in addition to my $300 TFSA contribution.

Charts

That wraps up my September update! While the portfolio value continued to decline during the month, I'm encouraged by the continued growth in my dividend income. September marked another month with more than $1,000 in dividends, and my 2026 year-to-date dividend income has now reached $8,813.53.

I'm continuing to contribute regularly, reinvest my dividends, and add to companies that I believe have long-term potential. There will always be months when the portfolio value moves in the wrong direction, but I'm trying to stay focused on the bigger picture and the income I'm building over time.

Thanks for reading, and see you next month!
